5. AI INFORMATION
MAY NOT ALWAYS BE CURRENT
Although we aim to
provide useful and accurate information, AI-generated responses may contain
errors, omissions or outdated information.
Property information
can change rapidly.
For example:
- A property may become unavailable;
- A price may change;
- A payment plan may change;
- A property feature may change;
- Documentation status may change;
- A development timeline may change;
- A promotion may expire.
Therefore, information
provided by Olawunmi should be treated as preliminary information until
confirmed by an authorized ABN representative.
6. PROPERTY
AVAILABILITY
A property appearing
on our website, social media, WhatsApp, chat service or other promotional
material does not necessarily guarantee that the property remains available.
Availability may
change without prior notice.
Before making any
payment or entering into an agreement, you should confirm:
- Current availability;
- Current price;
- Plot size;
- Property location;
- Payment plan;
- Documentation;
- Title;
- Development status;
- Relevant conditions of sale or rental.
7. PROPERTY PRICES
Prices displayed or
communicated by ABN may be subject to change.
Unless expressly
stated in a valid written agreement or official transaction document, a price
communicated through:
- Olawunmi;
- WhatsApp;
- Website chat;
- Social media;
- Property listings;
- Advertisements;
- Promotional materials
should not
automatically be treated as a binding contractual offer.
A customer should
confirm the current price before making payment.
8. PAYMENT PLANS
Where ABN advertises a
payment plan, the applicable payment terms must be confirmed before payment.
A payment plan may
specify:
- Initial payment;
- Instalment amount;
- Payment frequency;
- Duration;
- Balance;
- Applicable conditions;
- Allocation requirements.
Promotional phrases
such as "Start Small Small with Chikini Moni" are marketing
expressions and should not be interpreted as a guarantee that every property
can be purchased with a particular deposit or payment amount.
9. PROPERTY
DOCUMENTATION AND TITLE
Property documentation
and title information should be independently verified before completing a
transaction.
Depending on the
property, documentation may include relevant:
- Titles;
- Deeds;
- Survey information;
- Allocation documents;
- Receipts;
- Development documentation;
- Planning or approval documents;
- Other transaction documents.
The exact
documentation applicable to a property may vary.
Customers should
conduct appropriate due diligence and may wish to obtain independent legal,
surveying or professional advice before purchasing property.
10. PROPERTY
VIEWING AND INSPECTION
Where property viewing
is available, customers should inspect the property or arrange appropriate
professional inspection before making a final purchasing or rental decision.
A property viewing
does not itself constitute a completed transaction.
The customer remains
responsible for conducting appropriate due diligence.
11. BUYING PROPERTY
If you decide to
purchase a property promoted by ABN, additional transaction documentation may
be required.
A purchase is not
considered completed merely because a customer:
- Sends a WhatsApp message;
- Uses Olawunmi;
- Expresses interest;
- Requests a property;
- Receives a quotation;
- Views a property;
- Receives an advertisement.
The transaction
becomes subject to the applicable agreement, payment requirements,
documentation and other conditions communicated by ABN or the relevant property
owner/developer.
12. RENTAL PROPERTY
Rental enquiries may
involve additional requirements established by the landlord, property owner,
agent or applicable transaction arrangement.
Before paying rent or
related fees, customers should confirm:
- The identity and authority of the relevant
party;
- Property availability;
- Rent;
- Tenancy duration;
- Applicable fees;
- Deposit requirements;
- Agency or service fees;
- Other applicable conditions.
13. SELLING
PROPERTY THROUGH ABN
If you engage ABN to
market or promote a property for sale, you confirm that the information you
provide concerning the property is accurate to the best of your knowledge and
that you have the necessary authority to instruct ABN.
You should notify ABN
promptly if:
- The property is sold;
- The property becomes unavailable;
- The price changes;
- Ownership changes;
- Documentation changes;
- Any material information changes.
ABN may suspend or
remove a listing where information appears inaccurate, misleading or outdated.
14. THIRD-PARTY
PROPERTIES
Some properties
promoted through ABN may involve:
- Property developers;
- Landowners;
- Land agents;
- Landlords;
- Sellers;
- Independent property professionals;
- Other third parties.
ABN may rely on
information supplied by relevant property stakeholders.
Where appropriate,
customers should verify material property information directly through the
relevant authorised party and conduct independent due diligence.
15. NO GUARANTEE OF
INVESTMENT RETURNS
Property investment
involves financial and market risks.
ABN and Olawunmi do
not guarantee:
- Capital appreciation;
- Rental income;
- Investment returns;
- Guaranteed profits;
- Guaranteed resale value;
- Guaranteed occupancy;
- Guaranteed development timelines;
- Guaranteed future market prices.
Past performance or
historical property appreciation does not guarantee future results.
Property investment
decisions should be based on appropriate due diligence and, where necessary,
independent professional advice.
16. NO LEGAL OR
FINANCIAL ADVICE
Information provided
through ABN's website, WhatsApp, Olawunmi, advertisements or other
communication channels is not intended to constitute:
- Legal advice;
- Financial advice;
- Investment advice;
- Tax advice;
- Surveying advice;
- Valuation advice.
Where a transaction
requires professional advice, you should consult an appropriately qualified
independent professional.
17. CUSTOMER
RESPONSIBILITY
Customers are
responsible for conducting reasonable due diligence before entering into a
property transaction.
Depending on the
transaction, this may include verifying:
- Property ownership;
- Title;
- Survey;
- Location;
- Boundaries;
- Planning status;
- Development status;
- Applicable restrictions;
- Payment requirements;
- Transaction documents;
- Identity and authority of relevant
parties.
ABN may provide
assistance, but customers should not rely solely on an AI response or
advertisement when making a significant property decision.
18. TRANSACTION
CONFIRMATION
Before making a
payment, customers should obtain confirmation from an authorised ABN
representative regarding:
- The property;
- Price;
- Payment instructions;
- Payment plan;
- Applicable fees;
- Transaction conditions.
Customers should use
only payment instructions officially confirmed by ABN.
If you receive payment
instructions through an unexpected personal account, suspicious message,
third-party number or unofficial channel, verify them with ABN before
transferring funds.
19. FRAUD
PREVENTION
ABN does not authorise customers to provide:
- Banking passwords;
- ATM PINs;
- OTPs;
- Card PINs;
- Internet-banking credentials;
- Authentication codes
to Olawunmi or any ABN
representative through ordinary chat.
If you receive a
suspicious request claiming to be from ABN, verify the request through an
official ABN communication channel before taking action.
20. WHATSAPP
COMMUNICATION
ABN may use WhatsApp
to communicate with customers.
WhatsApp is operated
by Meta and is subject to its own terms and policies.
Customers acknowledge
that communication through WhatsApp depends partly on third-party
infrastructure and internet connectivity.
ABN is not responsible
for interruptions caused by:
- WhatsApp;
- Meta;
- Internet providers;
- Telecommunications networks;
- Device problems;
- Third-party outages.

automated AI technology.

may occasionally:
- Misunderstand a question;
- Provide incomplete information;
- Misinterpret property requirements;
- Produce an incorrect response;
- Fail to recognise that information has
changed;
- Require human verification.
If information is
important to a transaction, you should request confirmation from an authorised
ABN representative.
22. HUMAN

You may request to
speak with an ABN human representative.
Olawunmi may also
escalate a conversation where appropriate, including:
- Payment disputes;
- Refund requests;
- Complaints;
- Legal or documentation questions;
- Negotiations requiring authorisation;
- Unclear or unavailable information;
- Complex property enquiries;
- Customer requests for human assistance.
23. COMMUNICATION

contacting ABN through WhatsApp, our website, forms or other communication
channels, you authorise us to respond to the enquiry you initiated, subject to
applicable law and our Privacy Policy.
Marketing
communications may be subject to additional consent requirements.
You may request that
ABN stop marketing communications.

25. PROPERTY IMAGES
AND RENDERINGS
Property images may
include:
- Actual photographs;
- Illustrations;
- Architectural renders;
- Conceptual images;
- Marketing images;
- Aerial representations;
- AI-generated promotional imagery.
Where an image is
conceptual or illustrative, it should not automatically be interpreted as an
exact representation of the final property, development, environment or
finished construction.
Customers should
confirm actual property features before relying on promotional imagery.

with any applicable property-specific agreement, transaction document,
quotation, payment-plan document and our Privacy Policy, form the applicable
framework governing your use of ABN's digital services.
